Booking conditions:
Cancel 30 days before the booking date and get a full refund. ( except for booking of more than 15 days where we need a 60 days notice to refund)
The booking is non cancellable within 30 days of arrival.


- Please ensure that:

* Strictly no parties or outside guests allowed in the house. A party fee of 2000 USD will be charged in case that rules is not respected
* electricity, AC and water are not left running when not in use.
* noise is kept to a minimum after 10:00 pm as respect to your neighbors. This is not a party house but more suited to calm people
* Strictly no smoking indoor. Smoking is only allowed in the open balcony area. Smoking cleanup fee is 300 USD
* Please keep the main gate door closed at all time. we are not responsible for the safety of your personal belongings. Please lock the doors before you leave the house.
* Unauthorized late check out will be charged at a minimum of 40 Euros ( I am really sorry to add this rule but we have had 2 guests abusing our friendly attitude and refusing to check out. This caused a lot of problems getting the house ready for the next guests, which is not fair for the next guest. Hope you understand)
* We respect Bali traditions and you might be lucky to witness a Balinese ceremony while at the house.
* Please make sure you book for the correct number of people. If you come with more people than what you have booked, we reserve the right to cancel your booking without refund.
* While our place is usually quiet and peaceful, we have neighbors and cant control the noises that they make. Please note that no refund will be given for noises like for example Balinese
